Whether you're relocating for work, coming to be closer to family, or just ready for a change, the Kalamazoo-Portage area is one of the best-kept secrets in West Michigan.

Big enough to have everything you need great restaurants, a real downtown, solid schools, year-round recreation but small enough that your commute is measured in minutes, not hours. Here's what to know before you make the move.

           The Area at a Glance

Kalamazoo and Portage sit side by side in southwest Michigan, about halfway between Detroit and Chicago along I-94. Together they form the core of the Kalamazoo metro, which is home to roughly 265,000 people. The area is anchored by Western Michigan University, Bronson Healthcare, Stryker, Zoetis, and Pfizer meaning there's a diverse job market that doesn't depend on any single industry.

The cost of living is meaningfully below the national average, and significantly lower than comparable cities in the Midwest like Ann Arbor or Grand Rapids. For renters, that translates to more space for your money especially if you're coming from a higher-cost market.

Kalamazoo vs. Portage: What's the Difference?

           Kalamazoo

is the city center Western Michigan University, a walkable downtown with local restaurants and breweries, a growing arts scene, and neighborhoods that range from historic to brand-new. If you want energy, culture, and a shorter commute to downtown employers, Kalamazoo is your spot.

           Portage

is immediately south of Kalamazoo and has a more suburban feel bigger lots, quieter neighborhoods, highly rated schools (Portage Central and Portage Northern are consistently among the top public high schools in the region), and easy access to shopping along South Westnedge. If you're a family with kids or you want more space and a calmer pace, Portage is hard to beat.

Both cities share the same freeway access, the same hospital systems, and many of the same amenities so no matter which side you land on, you're never far from anything.

           What to Do Here

The Kalamazoo-Portage area punches well above its weight when it comes to things to do:

           Food and drink.

Kalamazoo has one of Michigan's best local food scenes, anchored by Bell's Brewery (now part of the Bell's legacy under New Belgium), a growing roster of independent restaurants downtown, and the Kalamazoo Farmers Market. Portage adds its own mix of family-friendly spots and newer dining along Centre Avenue.

           Outdoors.

The area is laced with trails the Kalamazoo River Valley Trail connects downtown Kalamazoo to Battle Creek and beyond, and the Portage Bicentennial Park and Celery Flats trail system give families miles of walking, biking, and cross-country skiing. In summer, Gull Lake, West Lake, and dozens of smaller lakes are all within a 20-minute drive.

           Arts and culture.

The Kalamazoo Institute of Arts, the Civic Theatre, and the State Theatre keep the cultural calendar full. Western Michigan University brings concerts, lectures, and Division I athletics (the Broncos hockey and football games are genuine community events).

           Families.

Beyond the schools, the area has the Kalamazoo Nature Center, the Air Zoo aerospace and science museum, and a deep network of youth sports leagues and community programs.

           What About Schools?

If you have kids, this is one of the strongest reasons to consider the area:

What Does It Cost to Live Here?

The Kalamazoo-Portage area is affordable by Midwest standards. A few benchmarks:

Groceries, utilities, and transportation all run below the national average

Gas prices tend to track slightly below the Michigan state average

Property taxes are moderate (and if you're renting a CopperBay home, that's our problem, not yours)

For renters specifically, CopperBay homes in the Kalamazoo-Portage area offer purpose-built single-family living with modern floor plans, your own garage and yard, and pet-friendly communities at rents that are significantly lower than comparable new-construction rentals in larger Michigan metros.

           Getting Around

The Kalamazoo-Portage area is a car-friendly place most errands are a 10 to 15-minute drive, and I-94 puts you on a straight shot to Grand Rapids (45 minutes), Lake Michigan beaches (about an hour), and Chicago (about 2.5 hours). The Kalamazoo/Battle Creek International Airport offers direct flights to several major hubs if you travel for work.

Within the metro, the road network is well-maintained and traffic is rarely an issue rush hour here is nothing like what you'd experience in Detroit or Chicago.

CopperBay has been building homes in the Kalamazoo-Portage area since our earliest days. It's one of our largest markets, and the community we know best. If you're considering the area, we'd love to help you find the right home.

If you've been searching for a rental home in Michigan or Indiana, you've probably noticed something: most of what's out there is old. Really old.

The average rental home in the U.S. was built decades ago, designed for a previous owner's taste, and converted into a rental as an afterthought. The floor plans are dated. The appliances are on their last legs. The insulation is thin, the energy bills are high, and the landlord lives three states away.

Build-to-rent is the opposite of all of that.

           Build-to-Rent, Explained

Build-to-rent (sometimes called BTR) is exactly what it sounds like: homes that are designed, built, and managed specifically for people who want to rent not converted from the for-sale market, not inherited from a previous owner, and not patched together by a landlord who bought the cheapest house on the block.

A build-to-rent home is purpose-built. That means the floor plan, the materials, the appliances, the insulation, and the neighborhood itself were all chosen with renters in mind from the very first blueprint.

           How CopperBay Does Build-to-Rent

CopperBay is one of Michigan and Indiana's leading build-to-rent operators. Here's what that means in practice:

           We buy the land.

We choose locations close to the schools, jobs, and amenities that matter to the families who'll live there. We don't inherit someone else's bad location, we pick the right one from the start.

           We build the homes.

Every CopperBay home is built new from the ground up with modern floor plans, quality finishes, and energy-efficient construction certified to the RESNET Energy Smart® standard. That certification means your home is independently rated and built to keep your utility bills low the average CopperBay family saves about $2,200 a year compared to a 50-year-old rental.

           We manage the homes.

Because we own what we build, we're the ones you call when something needs attention not a third-party manager who's never set foot inside your home. Apply, pay rent, and submit maintenance requests from your phone, anytime.

           We welcome pets.

Every CopperBay community is pet-friendly by design. Dogs, cats; up to three pets per home, no breed or weight restrictions.

           Why It Matters for Renters

The build-to-rent model changes the equation for renters in a few important ways:

You get a new home without buying one.

Modern kitchen, new appliances, efficient HVAC, your own garage and yard all the benefits of a new home without the mortgage, the down payment, or the weekend maintenance list.

Your landlord actually built the place.

When the company that manages your home is the same one that designed and built it, they know every system, every material, and every warranty. That means faster repairs and fewer surprises.

You're not inheriting someone else's problems.

No mystery stains. No previous tenant's wear and tear. No 40-year-old furnace that dies in January. Everything is fresh, clean, and built to last.

           Is Build-to-Rent Right for You?

If you've been frustrated by the quality of what's available in the rental market or if you want the feel of homeownership without the commitment, build-to-rent might be exactly what you're looking for.

CopperBay currently owns and manages hundreds of purpose-built single-family rental homes across Michigan and Indiana, with new communities being added regularly.

cost to rent a home in Michigan, rental move-in costs Michigan, CopperBay application fee

           What does move-in actually cost?

If you've been browsing CopperBay homes and you're getting serious, the natural next question is: what does move-in actually cost?

We believe in being upfront about money. No hidden fees, no surprises at lease signing. Here's the full breakdown of what to expect from application to move-in day, so you can plan your budget with confidence.

The Application Fee: $50 Per Applicant

Every adult age 18 or older who will live in the home needs to submit their own application. The fee is $50 per applicant, non-refundable. That's one of the lowest application fees you'll find in Michigan or Indiana, some companies charge $75 to $100 per person just to tell you the home is already taken.

At CopperBay, we think that's not right. $50 is fair, and we process most applications within one to two business days so you're not left waiting.

The Security Deposit: One Month's Rent

Once you're approved, your security deposit is due within 48 hours to secure the home. For most approved applicants, the deposit equals one month's rent. In some cases, it may be up to 1.5 times the monthly rent depending on the strength of your application.

This deposit is held for the duration of your lease and returned in accordance with Michigan or Indiana law after you move out, minus any charges for damages beyond normal wear and tear.

First Month's Rent: Due within 48 hours of application approval

Your first month's rent is due within 48 hours of application approval. If your move-in date is mid-month, this will be prorated, you'll only pay for the days you're actually living in the home that first month. If you move in date is on or after the 25th of the month, you will be required to pay the prorated rent for the remaining days of the current month, as well as the rent for the next full month.

           The Move-In Processing Fee: $250

There's a one-time, non-refundable processing fee of $250 due before you take possession of the home. This covers the administrative work of preparing your lease, setting up your resident portal account, and getting everything ready for your move-in.

           Renter's Insurance: Required Before Move-In

Every CopperBay resident is required to carry renter's insurance with at least $100,000 in property loss coverage and $100,000 in personal liability coverage. CopperBay must be listed as an interested party on your policy.

You'll need to provide proof of coverage before you get the keys. If you don't already have a policy, most major insurers can set one up online in minutes, typical policies run between $15 and $30 per month, depending on your coverage level and location.

           Pets? Budget for Those Too.

CopperBay is proudly pet-friendly. If you're bringing a pet (or up to three), here's what to expect:

            A one-time pet fee of $100 per pet (non-refundable)

Monthly pet rent of $25 per pet

No breed or weight restrictions, just a signed Pet Addendum at lease signing and a commitment to being a responsible pet owner.

           Putting It All Together

Here's what a typical move-in looks like for a home with $1,500 monthly rent and one pet:

           AmountApplication fee (1 applicant) - $50

           First month's rent - $1,500

Your actual total will depend on your rent, the number of applicants, and whether you have pets but this gives you a realistic picture of what to plan for.

CopperBay Breaks Ground in Three Rivers

$2.4 million dollars in development for the city of Three Rivers

In 2021, the City of Three Rivers partnered with CopperBay to bring something the area had been missing for a long time new, purpose-built single-family rental homes.

The result is Garfield Park, a new neighborhood just north of downtown Three Rivers featuring a dozen CopperBay homes ranging from 1,400 to 2,200 square feet. Every home includes granite countertops, stainless steel appliances, attached garages, and its own yard features that were hard to find in a Three Rivers rental before CopperBay arrived. And like every CopperBay community, Garfield Park is pet-friendly from day one.

For the City of Three Rivers, the partnership represents a $2.4 million investment in new housing stock at a time when quality rental options in the area were limited. For CopperBay, it's exactly the kind of community we set out to build purpose-built homes in places where families actually want to live.

Garfield Park is now fully built and home to CopperBay residents. If you're interested in Three Rivers or the surrounding area, take a look at what's currently available.

Purpose-built single-family rental homes are arriving in one of Michigan's most walkable neighborhoods.

If you've driven through downtown Grand Rapids lately, you may have noticed something new going up, CopperBay homes.

Grand Rapids has been in the middle of a renaissance for years now, with new restaurants, breweries, and local businesses transforming the downtown core into one of the most exciting places to live in West Michigan. What's been missing is new housing that keeps up with the demand — especially rental housing built to the same standard as what you'd find in the for-sale market.

That's what we set out to change.

CopperBay's downtown Grand Rapids homes are purpose-built single-family rentals in walkable, established neighborhoods close to the local bakeries, coffee shops, and parks that make Grand Rapids feel like Grand Rapids. Every home features modern floor plans, granite countertops, stainless steel appliances, and the kind of kitchen that makes cooking for friends feel effortless.

And because every CopperBay home is built pet-friendly from day one, your dog is welcome on that walk to the bakery too.

Like all CopperBay homes, these are professionally managed by our in-house team. If something needs attention, submit a request from your phone and we'll handle it so you can spend your time enjoying Grand Rapids instead of fixing things.

If you're looking to relocate to the Grand Rapids area or you're already here and ready for a home that matches the city's energy — take a look at what's available.

Last night the City Council and Mayor of Muskegon approved the construction of 53 new construction rental homes in the location of the Farmer's Market to be built by Copper Bay. This will significantly change the downtown with a remarkable neighborhood of beautiful single family homes.
