• Documented income in excess of three times the rent amount.
• Credit score in excess of 660, or in excess of 600 with a security deposit of 1.5 times the monthly rent. A credit score under 600 may be considered with a well qualified guarantor.
Applicants with any of the following conditions will not be eligible for approval:
• Registered sex offenders
• Felony conviction within the past seven years for any offense that creates a potential risk to safety or property (e.g., offenses related to theft/dishonesty, violent crimes, weapons related crimes, sex offenses).
• Eviction within the past three years
• Open landlord/tenant collections
• Open bankruptcy filing
• Foreclosure or bankruptcy within two years
