How It Works
We partner with local governments across Michigan through various programs. These programs are designed to bring high-quality, affordable rental housing to working households who earn too much for traditional subsidized housing but too little to comfortably afford market-rate rent, what's often called the missing middle.
In plain terms: if your household income is at or below 120% of your county's Area Median Income (AMI), you may qualify.
Who Qualifies
To qualify for a CopperBay workforce housing unit, your total household income must be at or below 120% of your county's AMI, adjusted for household size. Income limits are published annually by the Michigan State Housing Development Authority (MSHDA) and updated every April.
The application process is straightforward. Most workforce housing households self-certify their income on a standard form at move-in, then once a year after that. Our leasing team will walk you through every step.
