If you've been browsing CopperBay homes and you're getting serious, the natural next question is: what does move-in actually cost?

We believe in being upfront about money. No hidden fees, no surprises at lease signing. Here's the full breakdown of what to expect from application to move-in day, so you can plan your budget with confidence.


The Application Fee: $50 Per Applicant

Every adult age 18 or older who will live in the home needs to submit their own application. The fee is $50 per applicant, non-refundable. That's one of the lowest application fees you'll find in Michigan or Indiana, some companies charge $75 to $100 per person just to tell you the home is already taken.

At CopperBay, we think that's not right. $50 is fair, and we process most applications within one to two business days so you're not left waiting.


The Security Deposit: One Month's Rent

Once you're approved, your security deposit is due within 48 hours to secure the home. For most approved applicants, the deposit equals one month's rent. In some cases, it may be up to 1.5 times the monthly rent depending on the strength of your application.

This deposit is held for the duration of your lease and returned in accordance with Michigan or Indiana law after you move out, minus any charges for damages beyond normal wear and tear.


First Month's Rent: Due within 48 hours of application approval

Your first month's rent is due within 48 hours of application approval. If your move-in date is mid-month, this will be prorated, you'll only pay for the days you're actually living in the home that first month. If you move in date is on or after the 25th of the month, you will be required to pay the prorated rent for the remaining days of the current month, as well as the rent for the next full month.


The Move-In Processing Fee: $250

There's a one-time, non-refundable processing fee of $250 due before you take possession of the home. This covers the administrative work of preparing your lease, setting up your resident portal account, and getting everything ready for your move-in.


Renter's Insurance: Required Before Move-In

Every CopperBay resident is required to carry renter's insurance with at least $100,000 in property loss coverage and $100,000 in personal liability coverage. CopperBay must be listed as an interested party on your policy.

You'll need to provide proof of coverage before you get the keys. If you don't already have a policy, most major insurers can set one up online in minutes, typical policies run between $15 and $30 per month, depending on your coverage level and location.


Pets? Budget for Those Too.

CopperBay is proudly pet-friendly. If you're bringing a pet (or up to three), here's what to expect:

  • A one-time pet fee of $100 per pet (non-refundable)
  • Monthly pet rent of $25 per pet

No breed or weight restrictions, just a signed Pet Addendum at lease signing and a commitment to being a responsible pet owner.
